Most local SEO advice is about ranking higher. For a plumber there is a question that comes first, and it is not a ranking question. Your hours, your verified location and your primary category shape whether Google considers you for the search in the first place. Ranking is what happens after that.
Local SEO for plumbers is the work that gets a plumbing company into Google's map pack and local results: the Business Profile, reviews, service-area pages and citations. The part plumbers most often get wrong is not the content, it is the profile configuration, because hours and location settings shape which searches you are considered for before ranking is weighed at all.
The short version
A homeowner with water coming through a ceiling is not comparing companies. They are filtering for open, nearby and plumber, then calling. Three profile settings decide whether you survive that filter, and none of them are things anyone thinks of as SEO.
From our own work
The gain came from rebuilding the profile end to end (categories, services, attributes, service area, consistent business information) rather than tweaking a field or two.

Not a plumbing company and not a US market, so the figures are not a benchmark for your profile. The transferable part is the one above: the gain came from rebuilding every field rather than adjusting one, which is why the three settings on this page are worth doing properly in an afternoon rather than picked at over months.
These are configuration choices rather than optimization work. Each one can remove you from searches entirely, and none of them show up as a ranking problem.
| Setting | What it actually controls | How it goes wrong |
|---|---|---|
| Hours | Whether you appear when somebody filters or searches for a plumber available now. Emergency plumbing searches concentrate outside business hours, which is exactly when a nine-to-five profile disappears. | Two opposite mistakes. Listing standard hours when you genuinely do take night calls, which hides you from the highest-intent searches in the trade. Or listing 24 hours when nobody answers at 2am, which produces a missed call and, eventually, a review about it. |
| Verified location and business type | The physical point Google measures distance from, and whether your profile is set up as a storefront, a hybrid, or a service-area business. This is the setting that governs proximity, and it keeps governing it even when the address is hidden from customers. | Showing an address customers cannot visit, or keeping one hidden when you do receive customers there. Google is direct about it: if you do not serve customers at your business address, remove the address from the profile. Getting this wrong is one of the more common causes of suspension. |
| Primary category | One of the strongest relevance settings you directly control. Plumber, Drain Cleaning Service and Water Heater Installation are separate categories, and the primary one carries the most weight in how Google reads what you are. | Choosing the category that matches your biggest service rather than the work you want more of. If drain cleaning is your primary category, that is largely the work the profile will bring you, which connects directly to the ticket problem in SEO for plumbers. |
None of these require an agency and all three take an afternoon. They are worth checking before spending anything on visibility, because no amount of ranking work compensates for being filtered out before the ranking is considered.
This is the most commonly misunderstood control on a plumbing profile, and the misunderstanding costs money.
Adding ten cities to your service area does not give you ten new ranking zones. The areas-served field tells customers where you work and controls the coverage shown on your profile. Proximity is still measured from your verified business location, and it keeps being measured from there even when the address is hidden from the public.
Two details worth knowing, because a lot of advice still describes the old system. You cannot set a service area as a radius around your business any more; Google asks for named cities, postal codes or other defined areas, up to twenty of them, per Google Business Profile Help. And the overall area is expected to stay within roughly two hours' driving time of where the business is based.
So filling all twenty slots is not a strategy. List the places you genuinely send a van, keep the rest empty, and spend the effort you saved on the things that do move local visibility: the profile itself, a steady review habit, and service-area pages with real content about work you have actually done there.
Every local business competes on distance to some degree. Plumbing sits at the harsh end of it, for a reason that has nothing to do with Google. A homeowner choosing a roofer will wait for a good one. A homeowner choosing a plumber at eleven at night will take whoever can arrive soonest, and the difference between the best plumber in the metro and the third-nearest one stops mattering somewhere around the point water reaches the floor.
So the practical ceiling on plumbing local SEO is geographic, and it is lower than most agencies will tell you. If your registered address is twenty minutes from a suburb, you will struggle to appear in the map pack there regardless of how good your profile is, and the honest version of that conversation should happen before anyone takes your money.
What does work across a wider area is organic. Service-area pages with genuine content about the work you have actually done in those places can rank where the map pack will not have you. It is slower and it catches the less urgent searches rather than the emergency ones, which is the trade-off worth understanding rather than working around.
